Several large projects by architecture studios including Foster + Partners, Pelli Clarke & Partners and OMA are set to open around the US in 2025, including a New York supertall skyscraper and skyscraper-capped renovation of a Boston train station.
The Tower at Hudson’s Detroit, Michigan, by SHoP Architects
A Detroit skyscraper designed by SHoP Architects topped out in early 2024 as part of the larger, under-construction Hudson’s Detroit development in Downtown Detroit, after delays.
While the 685-foot-high (207 metre) tower is expected to be completed in 2025, work on an on-site hotel and the wider development is slated to finish in 2027.

144 Vanderbilt, New York, by SO-IL
New York architecture firm SO-IL is set to complete a light pink concrete retail and residential building in Brooklyn’s Fort Greene neighbourhood for the same developer as another Brooklyn housing project completed by the studio in 2024.
144 Vanderbilt is “aimed at transforming the conventional multifamily housing typology in New York” according to the studio and is made up of eight-storeys of interconnected, stacked volumes.
Robert Day Sciences Center, California, by BIG
Located at Claremont McKenna College in southern California, the Robert Day Sciences Center is made up of several, offset rectangular volumes wrapped in a triangular truss facade.
The building will contain an auditorium, labs, and research spaces for the campus, with renderings showing a mass timber structure and wood-heavy interiors.
David Rubenstein Treehouse, Massachusetts, by Studio Gang
The irregularly-shaped David Rubenstein Treehouse is set to open in 2025 at Harvard University, the first building with a mass timber structure on the university’s campus according to design architect Studio Gang.
The building will contain event spaces to service the entire university, as well as dining spaces. The design scheme is also intended to model “a greener way of building for Boston and institutions worldwide”.
262 Fifth Avenue, New York, by Meganom
Upon its designs revealed in 2017, 262 Fifth Avenue was slated to be the first supertall skyscraper in New York City’s NoMad district but it has since been scaled down to top out at 860 feet high (262 metres high).
Renders show a glass tower with a slim sillouette affixed to a long, solid concrete superstructure on the tower’s backside. It will contain 26 full-floor and duplex apartments.

The Republic, Texas, by Duda | Paine Architects and HKS
One of several skyscrapers under construction in Austin, Texas, the Republic is reportedly nearing completion, with occupancy slated for summer 2025.
Clad in glass, the 710-foot-tall (216 metres), 48 storey office tower consists of an angeled, sloping form with a terrace located atop a parking podium and another on an upper floor.
270 Park Avenue, New York, by Foster + Partners
Once completed, 270 Park Avenue will be New York City’s “largest all-electric tower” according to Foster + Partners, powered by an upstate hydroelectric plant.
At 1,388 feet (423 metres) high, the tower will be a supertall skyscraper and house a new JPMorgan Chase headquarters. It topped out in late 2023.

South Station redevelopment, Massachusetts, by Pelli Clarke & Partners
Boston’s popular transit hub South Station is set to receive a renovation, as well as a 51-storey mixed-use tower placed directly atop its neoclassical base.
Although the project has faced delays since the start of construction in 2020, it’s anticipated to open in March 2025 according to the Boston Globe, which also notes law firm Jones Day may be its first tenant.
New Museum extension, New York, by OMA
OMA will debut an extension for New York City’s New Museum by Tokyo-based architecture studio SANAA which sits directly next to its neighbour.
The extension was designed to complement the original building and is similarly wrapped in metal, although the OMA addition is composed of angular volumes versus the stacked, offset cubes of the existing New Museum.

Bergen, New York, by Taller Frida Escobedo
In addition to her renovation of a portion of the Met, architect Frida Escobedo has another New York City building in the works, this one a sprawling residential building in Boerum Hill, Brooklyn.
The seven-storey Bergen building is set to open in 2025 and will be clad in masonry, with long wings that branch off from a central lobby and greenspace.
